The contract at Rymarksvænget included a total of 433 bathrooms of 6 m2 each, all of which were environmentally cleaned and demolished. The demolition included cutting out walls in connection with the installation of new risers and drainage installations from the basement to the third floor.

Expansion and increased complexity

The original brief was to remove PCBs from the wall felt and demolish the bathrooms, including removal of all plumbing, tiles/surfaces, removal of existing plaster layer with floor tiles, demolition of shaft walls, demolition of installations. During construction, asbestos was discovered in the pipes and tile adhesive in the bathrooms. All bathrooms were then environmentally decontaminated for PCBs and asbestos. The task was complex as the residents of the 433 apartments stayed in their apartments throughout the project.

More than a third of the apartments are one-bedroom apartments, with the remainder equally divided between two and three-bedroom apartments. The limited size of the apartments was a challenge in relation to the renovation work of installing airlocks and extractors, etc.

Consideration for residents and good planning

Great consideration was given to the residents of the apartments during the work. Among other things, breaks in the work were planned for two weeks during the summer vacation and between Christmas and New Year. During the execution, there was close contact with the residents, where Tscherning focused on ongoing communication and dialog with the residents about the process, and a natural understanding of their daily lives. This created value for the project, as it created security and transparency throughout the process.
